Idaho Housing and Finance Association (IHFA) publishes homebuyer programs and down payment or closing-cost assistance information. Availability, eligibility, funding, participating lenders, and terms can change. Start with IHFA’s current materials and confirm that a specific option is open before building it into your purchase plan.
Check the details before counting on assistance
Ask the program administrator or participating lender about income and purchase-price limits, credit and debt requirements, eligible property types, occupancy rules, homebuyer education, and any required borrower contribution. Confirm whether the assistance is a grant, a second mortgage, or another structure; whether it accrues interest; when repayment is due; and what happens if you sell, refinance, or move.
Some assistance is paired with a particular first mortgage. Compare the whole package with another loan option: first-mortgage rate and fees, payment, assistance repayment, cash to close, and any restrictions. A larger amount of upfront help does not by itself mean a lower total cost.
Give the process time
Ask early whether you must complete education or obtain a program reservation before making an offer. Request a written estimate and the current program disclosures. Do not assume a program will cover a particular expense or that funds will be available at your closing until the responsible program and lender confirm it.
IHFA’s homebuyer resource page is the starting point for current program information. Its down payment assistance page and homebuyer education information describe options to review; confirm current terms directly with IHFA or a participating lender. This article does not represent that Jerry Walter or Sunflower Bank offers or administers any specific assistance program.
This independent informational site is not a loan offer, rate quote, or commitment to lend. Terms, eligibility, pricing, and availability depend on the borrower, property, loan details, and lender. Confirm current information directly with lenders and review official disclosures.
